Yas Riva Reserve forms part of this continuing development, following Aldar's earlier Yas Riva project in the same waterfront setting.
From Yas Riva to Yas Riva Reserve
Aldar launched Yas Riva in 2024, comprising 151 four-, five- and six-bedroom canal-front and canal-accessible villas.
Yas Riva Reserve is positioned directly opposite the existing community and will comprise 292 villas, making it almost twice the size of Yas Riva. The new development includes four-, five- and six-bedroom homes, with 45 villas positioned directly on the waterway.
A new bridge will provide an additional entry point to the community, strengthening its connection to the wider Yas Island.
Together, the two developments add further villa residences to this section of the island, while Yas Riva Reserve introduces a larger collection of homes and a defined selection of direct waterway residences.
Inside Yas Riva Reserve
The design of Yas Riva Reserve centres on the relationship between the villas and their surrounding landscape.
The homes feature timber-accented façades and layouts designed to bring indoor and outdoor spaces together. Across the community, linear parks and pocket gardens create landscaped spaces between the residences.
Residents will have access to a range of community facilities, including a clubhouse, swimming pool, gym and fitness facilities, padel and sports courts, children's play areas, retail space and a mosque.
The community is also close to Yas Marina Circuit, Yas Mall, Yas Acres, Warner Bros. World Abu Dhabi and SeaWorld Abu Dhabi, placing residents within reach of the island's established leisure and entertainment destinations.
A Collection Shaped Around the Water
Of the 292 villas, 45 will sit directly on the waterway, with owners having the option to add a private pontoon for boat mooring.
The wider collection comprises four-, five- and six-bedroom residences, adding to the range of villa formats available on Yas Island. The development follows recent residential launches including The Canopies at Yas Point and The Orchids at Yas Acres.
Sales of Yas Riva Reserve are scheduled to begin on 26 September 2026. Public reports have cited launch prices from AED 7.9 million, subject to confirmation of final launch pricing.
