Branded Residences on Al Maryah Island: Understanding the Investment Proposition
Al Maryah Island has established itself as one of Abu Dhabi’s principal financial and lifestyle destinations. Home to Abu Dhabi Global Market (ADGM), The Galleria, Cleveland Clinic Abu Dhabi and established luxury hotels, the island brings together financial services, healthcare, retail and hospitality.
Its residential market is entering a new phase, with international hospitality brands introducing a more distinctive residential offering. For investors, understanding the opportunity requires looking beyond the brand to the island’s growth, the developments taking shape and the economics of ownership.
ADGM: The Institutional Foundation
ADGM has strengthened Al Maryah Island’s position as an international financial centre, attracting financial institutions, investment firms and professional talent.
In the first half of 2026, ADGM reported 13,974 active licences, 49,027 professionals across its Al Maryah and Al Reem jurisdictions, and 54% year-on-year growth in assets under management.
This institutional presence provides an important foundation for residential demand, particularly among professionals and executives seeking proximity to the financial district. However, the extent to which that demand translates into property performance depends on pricing, location and the available housing supply.
Al Maryah Island’s AED 60 Billion Expansion
In December 2025, Mubadala and Aldar announced a joint venture with a gross development value exceeding AED 60 billion, with more than 1.5 million square metres of planned office, residential, retail and hospitality space. The expansion includes more than 450,000 square metres of additional Grade A office space, effectively doubling the island’s existing Grade A office supply.
For investors, the expansion presents two considerations: new commercial activity and infrastructure could reinforce the island’s appeal, while additional residential supply may increase competition between properties. The performance of individual developments will depend on how well their pricing, location and offering stand apart.
Why Branded Residences Matter
Branded residences combine private ownership with a hospitality or lifestyle brand, often supported by services such as concierge, housekeeping, wellness facilities and residential management.
The appeal lies in the overall living experience and the consistency of service. For investors, however, a recognised name is only one part of the equation. The premium paid at acquisition must be considered alongside service charges, management arrangements, rental demand and competing properties.
Three Branded Residences to Know
1. Jumeirah Residences Al Maryah Island
Design-led waterfront living
Developed by Emirates Developments in partnership with Jumeirah, the project comprises 253 residences, from one- to four-bedroom apartments to a limited collection of five-bedroom penthouses. Designed by Killa Design, the approximately 186-metre tower features curved balconies, private terraces and an elevated architectural ring incorporating a sky deck and resident amenities. Its location beside The Galleria places it within easy reach of the island’s retail and lifestyle offering. Handover is currently scheduled for 2030.
The project’s architectural identity, waterfront setting and Jumeirah association define its positioning. For investors, the relevant question is whether the specific residence, its outlook and its price compare favourably with other premium homes on the island.
2. The Ritz-Carlton Residences, Al Maryah Island
A central address with a hospitality-led proposition
Developed by SAAS Properties in partnership with Marriott International and The Ritz-Carlton, the project comprises 165 residences, including one- to four-bedroom homes, duplexes and a penthouse. Architecture is by Killa Design, with interiors by Tara Bernerd & Partners.
Its location beside Cleveland Clinic Abu Dhabi and close to The Galleria and ADGM places it within an established business, healthcare and retail district.
Published launch prices have included AED 3.95 million for a one-bedroom residence, AED 7.4 million for a two-bedroom and AED 11.7 million for a three-bedroom. The announced payment structure is 40/60, with anticipated handover in 2030, with published project information indicating Q1–Q2 2030. Buyers should verify current prices and contractual terms with the developer before making comparisons.
The project’s appeal rests on its central location and hospitality proposition. Whether its pricing is justified will depend on comparable transactions, ongoing ownership costs and the rent achievable for the particular unit.
3. One&Only Private Residences, Al Maryah Island
An emerging ultra-luxury proposition
Announced on 1 October 2026 by Mubadala, TARAF and Kerzner International, One&Only Private Residences will add another international luxury brand to the island. The announced concept is a 44-storey tower rising approximately 230 metres, with direct access to The Galleria and views across the Arabian Gulf, surrounding waterways and Abu Dhabi skyline. The concept also includes landscaped gardens, terraces, wellness facilities and social spaces.
The announcement expands the island’s branded residential pipeline, but detailed commercial terms are not yet established in the information available. Pricing, unit configurations, service charges and delivery terms will be essential to assessing its investment potential.
What Investors Should Compare
Across these developments, the investment case comes down to more than brand recognition. Buyers should compare:
- Entry price: Price per square foot against comparable properties and recent transactions.
- Rental economics: Realistic achievable rent, vacancy assumptions and net yield after expenses.
- Ownership costs: Service charges, maintenance, furnishing and optional hospitality services.
- Brand and management terms: The services included, management arrangements and any conditions affecting leasing or resale.
- Future supply: Competing residences on Al Maryah Island and in other prime Abu Dhabi locations.
- Delivery and exit: Developer track record, contractual completion terms and potential resale liquidity.
The intended use also matters. An owner-occupier may prioritise privacy, service and convenience, while an investor focused on income or resale needs to assess costs and returns more closely. Neither rental income nor capital appreciation is guaranteed by the presence of a luxury brand.
The Investment Perspective
Al Maryah Island brings together an established financial district, a major planned expansion and a growing collection of branded residences. Jumeirah, The Ritz-Carlton and One&Only offer distinct propositions, but their investment merits will depend on the details of each property and the price at which it is acquired.
For private investors, the opportunity is to distinguish a desirable address from a well-priced asset, considering the residence itself, the cost of ownership and its position within the wider market.
