Yas Point: A New Landmark in Abu Dhabi's Waterfront Evolution
Some destinations reach a point where expansion becomes a natural part of their evolution. For Yas Island, that next chapter is Yas Point.
Announced by Aldar as a new AED 6 billion waterfront masterplan, Yas Point will transform the island's northern shoreline into an integrated district that combines residential living, hospitality, education, retail, leisure, and public spaces.
Rather than simply adding more homes to Yas Island, the project expands one of Abu Dhabi's most established lifestyle destinations with a new waterfront neighbourhood designed for long-term living.
What is Yas Point?
Spanning approximately 600,000 sqm, Yas Point is planned as a fully integrated waterfront district on the northern edge of Yas Island.
Once complete, it will accommodate around 5,000 residents across approximately 1,600 residences, while introducing hospitality, retail, education, leisure, and public spaces that extend Yas Island's existing lifestyle offering.
Unlike many residential masterplans that focus primarily on housing, Yas Point has been designed as a mixed-use destination where everyday living is supported by walkable public spaces, waterfront experiences, and integrated community infrastructure.

A New Perspective on Waterfront Living
Waterfront communities have become some of the UAE's most desirable residential destinations. From Palm Jumeirah and Dubai Marina to Saadiyat Island and Al Maryah Island, they continue to attract buyers seeking a combination of location, lifestyle, and long-term value.
Yas Point builds on this demand with a slightly different approach.
Rather than creating an entirely new waterfront community, it expands the established ecosystem of Yas Island. Alongside waterfront residences, the masterplan integrates hospitality, education, retail, leisure, and public spaces while connecting residents to one of Abu Dhabi's most established lifestyle destinations.
Its 700-metre waterfront promenade, the first beach on the northern side of Yas Island, landscaped parks, and pedestrian connections reinforce a walkable neighbourhood where the waterfront becomes part of everyday life rather than simply a backdrop.
Expanding the Yas Island Experience
Yas Point is the latest milestone in the ongoing evolution of Yas Island.
Over the past two decades, the island has grown from an undeveloped coastline into one of the UAE's leading destinations for entertainment, hospitality, leisure, and waterfront living. Today, it is home to internationally recognised attractions including Yas Marina Circuit, Ferrari World Abu Dhabi, Yas Mall, Warner Bros. World Abu Dhabi, SeaWorld Abu Dhabi, Yas Bay Waterfront, and a growing collection of residential communities.
Located on the island's northern shoreline, Yas Point builds on that foundation rather than starting from scratch. Residents will enjoy immediate access to an established destination while benefiting from convenient connections to Zayed International Airport, Abu Dhabi city, and Dubai via the E11 highway.
More importantly, Yas Point reflects the next phase of Yas Island's evolution. It is not simply about adding more residences, but about expanding an already successful destination with a waterfront district designed for modern living, stronger community connections, and long-term growth.
